Please keep in mind that Pine Ridge at Madison Farms is governed
by the bylaws and Covenants set forth in our community. These policies will be enforced for the purpose of protecting
the integrity, value and desirability in our neighborhood.
New reminders will be posted as the need arises.
Article V Sec 2.
Residential Use
Per the covenants, the lots within the Community shall be and
are restricted exclusively to single-family residential use and no trade or business of any kind may
be conducted in or from a Lot or any part of the Community either as a primary or accessory use of either the Lot or any portion
of the community.

V Sec 12.
Unsightly
or Unkempt Conditions
The pursuit of hobbies or other
activities, including specifically, without limiting the generality of the foregoing, the assembly and disassembly or motor
vehicles and other mechanical devices, which might tend to cause disorderly, unsightly, or unkempt conditions, shall
not be pursued or undertaken in any part of the community.
Article V Sec 5.
Vehicles
Per our covenants, no vehicle may be left upon any portion of
the community, except in a garage or on the driveway of the lot, for a period of more than twenty-four (24) hours. After twewnty-four
(24) hours it shall be considered a nuisance and may be removed from the community. Any towed vehicle or additional
fees will be the sole responsibility of the owner.

V Sec 26.
Gardens,
Play Equipment and Pools
Per the Homeowners Association Board, All basketball goals must be properly erected on its base and placed in the driveway
of your property only, not on the common area sidewalk or in the street.
Article V Sec 16.
Garbage Can, Woodpiles, Etc.
All garbage
cans shall be located or screened so as to the concealed from view of neighboring streets and property. All rubbish, trash
and garbage shall be regularly removed and shall not be allowed to accumulate. |

Article
V Sec 7.
Leasing
Lots may be
leased for residential purposes. All leases shall have a minimum of one (1) year. All leases shall require, without
limitation, that the tenant acknowledge receipt of the Declaration, Bylaws and rules and regulations of the association. The
lease shall obligate the tenant to comply with the foregoing and in the event of noncompliance, the Board, in addition to
any other remedies available to it, may evict the tenant on behalf of the Owner and specifically assess all costs associated
therewith against the Owner and Owners property.

V Sec 8
Occupants
Bound
All provisions of the Declaration,
Bylaws, and Rules and Regulations, which govern the conduct of Owners and which provide for sanctions against Owners shall
also be levied against Owners of occupants even though occupants are not specifically mentioned. Fines may be levied against
the Owners or occupants. If a fine is levied against an occupant and the fine is not paid timely, the fine may then be levied
against the owner.
